President and Founder Mark Greenberg
is

An acknowledged co-op/condo
authority, Mr. Greenberg's visionary entrepreneurship resulted in his successful conversion of no fewer
than 45 multi-family buildings to cooperative ownership in the 1980s. Today, in addition to overseeing
every aspect of MGRE's operations, Mr. Greenberg is also a developer of single-family homes throughout
the northeast.
Mr. Greenberg founded MGRE in 1980 in response
to overwhelming demand for his superior residential management expertise. Since that time, Mr. Greenberg
has evolved MGRE into one of the few residential management organizations in metropolitan New York recognized
for both outstanding, innovative service delivery and an unwavering commitment to honesty and integrity.
Mr. Greenberg is responsible for the development
of MGRE's proprietary management computer software, and serves as a financial consultant
to lending institutions and Board of Directors/Managers in matters pertaining to debt position, cash flow,
and investment maximization.
Cynthia
Dubensky, CPA
Chief Financial Officer and Controller
A Certified Public Accountant and acknowledged expert in all
aspects of corporate and residential cooperative and condominium financial administration, Cynthia Dubensky has
served as MGRE Chief Financial Officer and Controller since 1985. Among her day-to-day duties, Ms. Dubensky supervises
the activities of MGRE's staff of professional bookkeepers and accounting/financial support staff, ensuring the
timely, accurate, and honest provision of financial management services to all of MGRE's client properties.
Ms. Dubensky further serves as a consultant to the Boards
of MGRE-managed properties in matters relating to operations, Reserve Fund, capital improvement, and long-range
budgeting, investment management, and all other finance-related issues. As MGRE Controller, Ms. Dubensky
is also directly responsible for all aspects of MGRE's internal corporate financial operations.
James
Goldstick
Vice President and Director of Sales
MGRE Vice President and Director of Sales James Goldstick
is an award-winning expert in all areas of cooperative and condominium management, financial administration,
and governance. In his capacity as company Vice President, Mr. Goldstick serves as executive liaison to all
MGRE client Boards, and works closely with company President Mark Greenberg on new business development and
on the development and implementation of internal company policies and procedures.
Owing to his extensive expertise in the areas of residential
real estate marketing, cooperative and condominium law and finance, and internal building policies and communications,
Mr. Goldstick also serves as a consultant to MGRE client Boards, and is a frequent and highly sought-after
speaker at industry conferences and seminars. A licensed, veteran real estate broker, Mr. Goldstick also
administers the activities of the MGRE Closing and Sales Departments. Among other industry awards, Mr. Goldstick
is the recipient of The Cooperator's 1999 Leadership in Management Award for Financial Management.
Steven
Greenbaum, RAM, NYARM
Director of Property and Asset Management
A professional residential property manager since 1980,
MGRE Director of Property Management/Asset Management Steven Greenbaum is directly responsible for the operation
and performance of MGRE's Property and Asset Management divisions. Mr. Greenbaum personally trains and mentors
each MGRE Account Executive, ensuring the uniform superior competence of the entire MGRE management staff.
In addition, Mr. Greenbaum regularly reviews the results
of the proprietary MGRE Building Inspection Report, which he designed and which provides a detailed ongoing
account of each client building's current and projected structural, mechanical, and maintenance conditions.
In response to the information contained in each report, Mr. Greenbaum also coordinates with all client Boards
and their outside financial, architectural, and engineering professionals to preclude any potential problems
and to budget effectively for future capital activities.
A Registered Apartment Manager (RAM) and New York Accredited
Realty Manager (NYARM), Mr. Greenbaum has won multiple management industry awards for his expertise in the
areas of financial management and major capital improvements.
