ACHIEVEMENT:
As a hands-on
manager, Steve Greenbaum achieved this 267 unit
co-op's goals: maintain and improve the property.
For the past few years, this co-op needed new boilers,
cement walkways and pathways, fencing, and landscaping,
as well as sprinkler and parking lot repairs, exterior
waterproofing, and the creation of a safe and sanitary
area that met recycling regulations.
Steven Greenbaum hired an architect/engineer to provide
boiler specifications. He worked closely with a new
landscaper. The other capital projects were completed
expeditiously. A new recycling area was created.
In addition, Greenbaum reduced illegal sublets and
convinced the sponsor to sell additional units. The
property is now 80 percent owner-occupied.
